Why the volume jumped

Multifamily sales across the Worcester market were $379.5 million over the trailing year, down 23% from the $493 million year to July that ran 66% above the five-year average. Cap rates average 6.4%, still 100 to 200 basis points over Boston, and pricing has risen to about $243,000 per unit. Vacancy is 6.2% even after roughly 1,316 new units delivered, because absorption more than doubled, and CoStar projects vacancy back near 5 percent by 2028. Realtor.com ranked Worcester the number three housing market in the country for 2026. Investors priced out of Greater Boston have been buying here on yield, and the rental fundamentals have supported them.

The zoning picture changed

The MBTA Communities Act requires 177 Massachusetts cities and towns to allow multifamily housing near transit, and the Supreme Judicial Court has upheld it. Most communities have adopted compliant zoning. For anyone looking at development or at a site with underused land, that changed what is buildable in places where it previously was not, and it is worth checking the current bylaw rather than the one you remember.

What to underwrite carefully

Start with the utility structure. Who pays heat and hot water moves net operating income more than almost anything else in this housing stock, and a building where the owner pays heat is a different investment than the gross rent suggests. Then the rent roll against actual market rents, unit mix, and deferred capital: roofs, boilers, and electrical service. Worcester has a lot of pre-1978 triple-decker stock, so budget for lead paint compliance and expect knob-and-tube in some of it. Finally, underwrite taxes on the post-sale assessment rather than the seller current bill. Assessments reset, and that surprise has spoiled otherwise sound deals.

Financing

Five units and up opens agency debt, which generally prices better and amortizes longer than the conventional and SBA options available below that line. That threshold is worth keeping in mind when you are choosing between a four-unit and a six-unit, because the financing difference can outweigh the price difference.
