Office vacancy across the Worcester market is 9.4%, and the quality curve runs upside down: 4 and 5 Star buildings are 16.4% vacant while older 1 and 2 Star buildings sit near 5.5%. Absorption turned positive in the third quarter at about 123,000 square feet, but at the top of the market free rent, tenant improvement allowances, and shorter terms with renewal options are all available to a tenant who asks. Asking rents average $24.94 per square foot, with downtown Class A at $22 to $28 and suburban Route 9 product at $16 to $22. Comparable Boston space runs $45 to $75, which is why so many back-office and professional users have looked west.
Downtown versus suburban
Downtown puts you near the courthouse, City Hall, the financial district, and the Polar Park entertainment district, with walkable lunch and transit. Suburban Route 9 and Lincoln Street trade that for surface parking at the door and lower rent. Neither is better in the abstract; it depends on whether your staff and clients arrive on foot or by car.
Medical office is the strongest segment
Healthcare keeps moving off hospital campuses into convenient retail and office locations. Space near UMass Memorial, St. Vincent Hospital, and Reliant Medical Group campuses leases faster and holds value better than general office. If a building can take medical build-out, reinforced floors, dedicated HVAC zones, and medical-grade plumbing, that widens the tenant pool considerably.
What to read closely
Lease structure drives the real number more than the headline rent does. On a full-service or modified gross lease, the base year and the operating expense pass-through decide what you actually pay in year three. Then look at parking ratio, elevator and HVAC age, and floorplate efficiency, because a poor floorplate means you rent square footage you cannot use. For investors: office in this market is passing from national institutions to local owner-users, and for the right building, residential conversion is a live option rather than a theoretical one.
